Subject: Request for Variance Approval for Deck Rebuild
Dear Board of Zoning and Building Appeals,
I am writing to formally request variance approval for the construction of a backyard deck on my
property located at 451 Augusta Dr. The purpose of this letter is to address the three key points outlined
in the variance application guidelines: reasons for requesting variance, specific amount of variance
requested, and general compatibility with adjacent and other properties in the district.
L. Reasons for Requesting Variance: The primary reason for our request is to enhance our family's
enjoyment of our property. We currently cherish our outdoor space, and we firmly believe that
the replacement of a backyard deck will significantly enhance our overall experience. The deck
will provide us with a dedicated area for relaxation, recreation, and social Satherings, allowing
us to create lasting memories with family and friends.
2. Specific Amount of Variance Requested: We are requesting A) a 4ft variance from the 40ft rear
setback requirement of code section 1264.05(aX6), and B) a 15.66ft variance from the 50ft front
setback requirement of code section 1254.05(aX3) to accommodate the construction of the
deck. This setback reduction is necessary to utilize the available space effectively and to
maximize our backyard's potential while adhering to the guidelines provided by the zoning
regulations. This proposed footprint is also no different than the deck that was previously built
and which we are replacing.
3. General Compatibility with Adjacent and Other Properties: We are confident that the proposed
deck will be entirely compatible with adjacent and other properties in the district due to the
following reasons. Firstly, the deck will occupy the same footprint as the structure that was
previously present on the property. By maintaining the existing footprint, we ensure that the
deck remains consistent with the surrounding structures in terms of size and scale. Secondly, we
have taken into consideration the aesthetic qualities of neighboring properties and will employ
materials, colors, and designs that harmonize with the existing architectural character of the
area. This will ensure that the deck seamlessly integrates into the neighborhood, preserving its
overall visual appeal.
