The undersigned owners of the land platted by this document do hereby grant unto the Ohio Edison
Company (OE) or authorized electrical power provider, Dominion East Ohio (DEO) or authorized
natural gas provider, the locally franchised cable provider, the fiberoptics provider, the
telecommunications provider, their successor and assigns, County of Summit, a 12.5' wide easement
parallel with and contiguous to the Right-of-Way limits of Miramar Lane as depicted hereon. This
easement to be used to install, operate, maintain and serve distribution lines, conduits, cables, wiring or
other appurtenances for the supply of electric, gas, communications, video, and data signalsfor public or
private use. The City of Fairlawn reserves the temporary work rights within the easement for itself and
providers of storm water, sanitary sewer and public water supply as authorized and approved by the City
of Fairlawn.

COVENANTS, RESTRICTIONS & HOMEOWNERS ASSOCIAION BYLAWS
Declaration of Covenants, Restrictions and Homeowners Association Bylaws for said subdivision are
recorded in Doc. No. of Summit County Recorder's records and the same are
incorporated herein by reference as if fully rewritten herein.
The Miramar Subdivison Homeowners Association or individual property owners shall be responsible for
the maintenance of storm sewers and stormwater management facilities within the Drainage Easements
and Blocks in this subdivision and any repair or improvement cost to them shall be equally divided
among all owners of the Sublots shown on this plat. All drainage easements shown on this plat shall be to
the Miramar Homeowners Association. Maintenance shall include cleaning, dredging and other work
within the Drainage Easements and Blocks to maintain the capacities, elevations, lines and grades for
storm sewers, ditches, and stormwater facilities to the original design. The Sublot owners/Homeowners
Association shall be responsible for the maintenance of storm sewers and all stormwater management
ponds for the subdivision. Notification of maintenace required shall be the responsibility of the Miramar
Homeowners Association. Mowing and other lawn care within the Drainage Easements and Blocks shall
be the responsibility of the Sublot owners and/or the Miramar Homeowners Association.
