The undersigned does hereby petition for an appearance before the Planning Commission as provided under the Codified Ordinances, Chapter 1240 for purposes set forth below.

An application for preliminary site plan review shall include a plan for the entire area of the proposed project. The preliminary site plan shall be drawn to an appropriate scale and shall include:
Location of all existing structures and access points
General location of existing buildings, parking areas and access drives on parcels within 200 ft. of the site
General location of all proposed construction including buildings, structures, accessory buildings and structures, solar and wind energy facilities, parking areas, and access points
Location of existing and proposed topography, major vegetation features, and wooded areas
General layout of the proposed internal road system, indicating the proposed vehicular right of way of all proposed public streets and pedestrian circulation
General location of common open space
plans to the City Engineer for review. Contact Summit County Bldg. Dept. for their submittal requirements. Re: Request for Preliminary Site Plan Approval at 2859 and 2889 Ridgewood
Road for twenty-one (21) single family residential lots
Dear Members of the Fairlawn Planning Commission:
I am legal counsel for Nick Parianos of Plutus Development, LLC.
Plutus Development has successfully rezoned the land at 2859 and 2889
Ridgewood Road from R-1 to R-6. The property consists of 8.66 acres. The
proposed development is for twenty-one (21) separate single family residential
lots. The proposed site plan is attached to this letter. Plutus Development has the
property under contract to be purchased upon final site plan approval.
The proposed development will consist of twenty-one (21) lots. The single-family
homes will be built by one quality nationally or regionally recognized builder and
not the Developer. The homes will range in size from 2,100 square feet to over
3,000 square feet of living area, with basements. Eight (8) lots will provide for
walk-out basements.
This 21-home development will benefit the City of Fairlawn by providing quality
new homes in a small quiet neighborhood in an established residential area of
the City, away from the commercial area of Montrose.
